hello everyone I’m back again with another cost estimate for building your 5 bedroom duplex
house in Nigeria this time the cost estimate is for this cute
5 bedroom house AKA five bedroom duplex in Nigerian.
there’s more information about the house all the 5 bedrooms are en-Suite,
the house has an entrance porch and rooms one living room on the ground floor one dining area,
one family Lounge on the first floor one kitchen one kitchen Terrace one store,
two Sit out up upstairs and one visitors toilets down stairs.
and here’s the total square meters of the house as 255 sqm and
the equivalent in square foot as 2,800 sqft for those in the USA.

I normally break down the cost in stages, stages one two, three and four
stage one the foundation and DPC or German floor stage these are the
quantities of building materials you will need their unit cost and
total cost I’ll give you this spreadsheet for free when you click DOWNLOAD
using the link below please know that the type of foundation used for this
estimate is normal Foundation of a house built in the
the eastern part of Nigeria and other places where you have this kind of
soil. in swamp or coastal areas like Lagos that is waterlogged you cannot use blocks to make
the foundation of a building you will do rafts foundation or piles
foundation and these will cost you a lot more money that is notcomparable to what you have by the time you will realise.
I noticed that the prices of rods have decreased, the price of granite went
from 17,000 naira per ton in July 2024 to an average of 28,000 naira per ton in October, in Nigeria how
the prices of things increase and decrease do does not have any rhyme nor reason if you can

A total of 5.3 million naira was spent on building materials such for the
foundation and DPC stage and here’s the equivalent amount in dollars as
USD 3,498 pounds and Euros as USD2,779 for those that earn in hard currency.
Materials bought include…16mm rods, 12mm rods, 8mm rods 1 by 12 planks,
chippings, 2 by 2 wood, 3 inches nails, 2 inches nails, binding wire, laterite, cement, and sand.
a total of 4.5 million was spent for the construction of the ground floor
building, materials such as 16mm rods were bought for pillar continuation, 12mm rods for our lintels, 8mm rods
for our rings, 1 by 9 wood for our lintels as we used 9 inches blocks.
100 bagsof cement were been bought with 25 tons of chippings , 5 trips of sand and 150 lengths of 1 by 12 planks.
A total of 9.8 million naira for decking / staircase with the equivalent amount in
foreign currency as USD6487. the major foreign currencies, the decking
and staircase is where you will spend a lot on cement rods and planks 12 mm rods.
12 mm rod alone for this building cost 2.9 million naira,
planks 1.1 million while cement cost 1.9 million. so this is the
most fierce stage when building the skeletal part of a house the stage that
makes some people run to Bungalows but you’ll be surprised to learn that the
cost of building a bungalow is not that different from
building a one-story building I have a comparison post on that coming up next watch out for it .
A total of 1.8 million naira with the equivalent amount in foreign currency
as USD1,191 Was spent for the building materials of the first floor building as
130 lengths of 12mm rods were bought for 1.3 million
naira, 80 pieces of 1 by 12 planks for our boarding of pillars and lintels
@ a rate of N224,000 Building blocks for these building were molded and a
total of 6 million naira was spent the only money not included here is the labour charge.
the cost estimate in this post is only for the carcass of the building the skeletal
part of the building from the foundation to the roofing level
building these days in this floated naira era, Roofing is another big stage in this
building business how much you will spend here depends on the type of roofing sheets you’re going for.
this estimate is made using the stone coated Roofing sheets the most
expensive Roofing sheets at the moment this brings us to a total of 6.4 million naira
for roofing and with all that said we have a grand total of 33.8 million naira
to build this cute four bedroom

everything for this GRAND TOTAL comes to a total of 33.8 million naira once again these are the equivalents in
USD22,375 the major currencies using today’s exchange rate.
